The e-passport is a seal of approval for the energy efficiency of your house or appartment similar to the classification used to rate the energy effiency of white goods.

The aim of the energy pass is to offer potential buyers as well as home owners a tool which allows them to compare buildings’energy efficiency. The energy passport, which is also called the energy performance certificate, clearly indicates a structure’s energy requirements, thus enabling consumers without specific knowledge to easiyl and quickly rate a building’s energy efficiency.

The passport is valid for a period of ten years starting on the date of issue. The date of issue and the expiry date feature clearly on the document.

The essential information provided by the pass is the energy efficiency class / rating of a building. This is based on on the energy requirements that have been established for the home / habitation. This rating for residential buildings is based on three evaluations:

The pass also conatins information about the heating system and the hot water generation. This also makes it possible to compare the theoretical and actual energy consumption and to make recommendations towards improving the energy efficiency of a building.

Since 1st January, the energy pass has been mandatory for all newly constructed properties and for existing homes whose renovation requires a planning permission. Since 1st January 2010 it has also been compulsory if a property changes hands (sale only), if a property is rented out or if it is subject to substantial modification for which no planning permission is required and which affect the nergy requirements of the property.
